VGP Park Split has become the first complex in the country with a BREEAM Outstanding certificate, placing the retail chain's logistics and distribution center among the most sustainable buildings in the world.
The logistics and distribution center (LDC) of the retail chain Studenac in Dugopolje, located within the VGP Park Split complex, has achieved the highest level of sustainability according to the international BREEAM assessment system. The facility scored 92 percent of the possible points, earning the 'Outstanding' certificate and becoming the first such complex in Croatia, as reported by Poslovni dnevnik on August 6, 2026.
BREEAM (Building Research Establishment Environmental Assessment Method) is one of the world's leading systems for assessing the sustainability of buildings. To receive the highest 'Outstanding' rating, a project must meet strict criteria across all key sustainability areas and achieve at least 85 percent of the possible points. Studenac's center, with its 92 percent score, surpassed this threshold by seven percentage points, placing it among the world's top sustainable constructions.
The modern facility spans more than 23,000 square meters and is used daily by around 250 employees. It supplies nearly 700 stores throughout Dalmatia. The center boasts 22,000 pallet positions and racks reaching 12.5 meters in height, designed for ambient, chilled, and frozen storage. Advanced Warehouse Management System (WMS) and Transportation Management System (TMS) are employed for efficient operations.
Studenac has invested over 4.5 million euros in equipping and systems for this center. The facility complies with EU taxonomy standards, and construction of a solar power plant is underway to further enhance energy efficiency and reduce the carbon footprint. The project was carried out with consulting support from Graphene Partners.
Tomislav Štos, Director of Supply Chain Management at Studenac, did not hide his satisfaction with the result, which surpassed initial ambitions.
"We entered this project with the goal of achieving BREEAM Excellent, and the fact that we achieved Outstanding, a level higher, and as the first facility in Croatia, is a great recognition for all our employees who, together with the VGP Park Split team, participated in the planning, construction, and equipping of the center. This result is the outcome of numerous decisions we made throughout the project and the collaborative work of our colleagues and partners. We are proud to have set a new standard of sustainability in logistics and created infrastructure that will support Studenac's continued operations in the long term," Štos stated for Poslovni dnevnik.
This certificate confirms Studenac's ongoing investment in logistics and technological advancement. Within just five months, the company opened nearly 60,000 square meters of warehouse space across two modern logistics and distribution centers, located near Croatia's two largest cities. The realization of these infrastructure projects is crucial for continuing the centralization of deliveries to the country's largest retail network.
